AUTHENTIC WINE ESTATE OF 20 HA AOP COTES DU RHONE VILLAGES & AOP COTES DU RHONE
Situated in the southern part of the Rhone Valley, this domaine of 20 ha is nestled in the heart of a natural environment, dominated by some woodland. Surrounded by vineyards, the property is 30 min away from Avignon and the TGV station, and it takes 20 min to the motorway and to the town of Orange.
Housing
A tarred path gives access to the wine estate and ends up in a shaded courtyard with it’s stone build house dating back to the 18th century.
The historical building in a dominant position is composed by a main part of about 200 m² with vaulted ceiling in the ground floor, completed by two other, unfinished floors. On the East side of the main building, an independant housing can be found (guesthouse or caretakers’ house).
Vineyard
The wine estate offers approximately 17 ha of vines nearly in a one piece ownership. The vineyards are classed in AOP Côtes du Rhône Villages with the name of the village and AOP Côtes du Rhône. Vines are in good conditions and a big part of them are trellised. The vineyard is replanted regularly and benefits from an exposition in the hillside. The soil is a mix between sand and clay.
Outbuildings
The old winery, all stone build and semi-buried is to restore.
Several sheds for farming and outbuildings complete the property.
