Traditional Gironde stone house of approximately 200 m² of living space, including 120 m² on the ground floor, comprising:

Ground floor: Large entrance hall, living/dining room, kitchen; on the north side, a lounge with fireplace, laundry room, shower room, bathroom with WC, and pantry. Access to the upper floor is via a wooden staircase.

First floor: Three bedrooms with convertible attic spaces above the lounge and the pantry.

This estate comprises approximately 17 hectares, including 4.5 hectares of hillside vineyards, with the remainder consisting of meadows, farmland, and built areas.

The vineyard has been organically farmed and certified since 2021, cultivated with respect for the environment using traditional, artisanal know-how. It is almost entirely in one single block and planted on two types of terroir: clay-limestone (70%) and sandy silt (30%).

From November to March (outside the vine growing season), a flock of sheep is brought into the vineyard to maintain the grass between the vines and naturally fertilize the soil with their droppings.

Environmental situation

Set on a hillside and extending into a small valley, this estate is located in the Haut Entre-Deux-Mers area, between the Dordogne and the Garonne rivers.
