The VINEA TRANSACTION network continuously analyses the vineyard market and its evolution. The SAFER study on the market in 2024 is in line with that of VINEA TRANSACTION, with a significant readjustment of prices, subject to strong variability depending on the region.
📉 A decline in prices with varying degrees of severity
In 2024, the average price of vineyards (source: SAFER) in AOPs (excluding Champagne) fell by 1.1% to €93,800/ha. However, this average hides significant disparities, with some regions experiencing much more pronounced declines:
Bordeaux-Aquitaine: -18.4%
South-West: -9.1%
Languedoc-Roussillon: -5.1%
Vineyards outside AOP: -7%
Conversely, regions such as Burgundy (+11%) and Champagne (+1.7%) remain highly sought-after, but are exceptions.
🧮 Why this decline?
The reasons are mainly structural:
Overproduction in the two main regions (Bordeaux and Languedoc)
Decline in consumption, particularly of red wines
Increase in production costs due to pervasive regulation, leading to a decline in profitability
Increased sensitivity to the effects of climate change
Decline in economic profitability for certain types of operators
Fewer buyers for large farms or those requiring significant investment
📌 What can we conclude?
➡️ The tide has turned. Buyers are now more cautious, more selective and better informed. The perceived value of a property is no longer enough to close a sale; only its objective and comparative value counts.
➡️ In several regions, it is imperative to lower vineyard prices if you want to sell within a reasonable timeframe. Buyers need a real opportunity to counterbalance the current gloomy atmosphere surrounding wine.
➡️ Properties with fair and justified prices remain attractive: we are seeing real interest in coherent projects that are well presented and adapted to market conditions.
➡️ Properties that are exceptional in terms of their architecture, location or rarity continue to attract demand. However, for the first time in more than 25 years, the upward cycle of prestigious appellations (excluding Côte-d’Orienne) is taking a significant pause.
